Clearing Wooded East Texas Ground

Land and lot clearing is common work around Tyler because so much of Smith County is wooded. A homesite off a county road near Lindale, Flint or Bullard often starts as a thicket of underbrush and young trees under a canopy of pines and oaks. Clearing means deciding what stays, then removing the brush, small trees, dead pines and stumps that are in the way of a house pad, driveway, fence line or pasture. Done well, the result is a cleared space with the strongest trees left as shade, not a scraped lot.

Selective clearing versus scraping

On most homesites the trees are part of the value. We walk the property with you and mark trees to keep: sound oaks and healthy pines placed where they will shade the house without leaning over it. Keepers need room. Texas A&M AgriLife Extension's guidance on stressed trees points to construction damage, soil compaction, fill soil and drainage changes as common triggers for hypoxylon canker in oaks, and the same stresses leave pines open to bark beetles. Keeping equipment, fill and stockpiles off the root zone of the trees you are saving is part of the plan.

City rules versus county land

Inside the City of Tyler, the Unified Development Code applies land clearing and tree preservation requirements in multifamily, commercial, office and manufacturing districts, with exemptions for the Agricultural Zone, utility projects and public right-of-way. A third-party summary of the code describes a clearing and grading permit and protected buffers along street frontage and lot lines for those districts; if your parcel is in one of them, confirm the current requirements with the city before clearing. Most rural land in the county is outside those rules, but deed restrictions and HOA covenants on newer subdivisions can still apply.

Ground conditions

The Texas State Historical Association describes Smith County soils as ranging from sandy loams in the northwest and east to loam-covered clay elsewhere, on rolling ground between about 300 and 600 feet in elevation. Sandy ground drains quickly. Clay holds water, and after a wet stretch heavy equipment can rut it badly. We schedule around rain and use lighter machines on soft ground when we can.

What happens to the material

Brush and small trees can be chipped or mulched in place, larger logs cut and stacked or hauled off, and stumps ground below grade where a driveway, pad or lawn is going in. Burning brush is common in rural Texas, but county burn bans are frequent in dry spells, so we do not count on burning as a disposal method. Each part of the job is a separate line on the quote.

Land & Lot Clearing Questions

Do I need a permit to clear land around Tyler?

Inside the city, clearing rules apply in multifamily, commercial, office and manufacturing districts under the Unified Development Code, while the Agricultural Zone is exempt. Outside city limits in unincorporated Smith County, clearing private land is less regulated, but HOA covenants and deed restrictions can still apply. Check before work starts on a new subdivision lot.

How long does it take to clear an acre?

It depends on how dense the brush and trees are. A lightly wooded acre may take a day; a dense pine and hardwood thicket with many stumps can take several. We give a time estimate with the quote.

Can you clear underbrush but keep the big trees?

Yes. Selective clearing of yaupon, vines and small saplings under existing oaks and pines is one of the most common requests on wooded East Texas lots. It opens the view and lets air move without losing shade.

What do you do with all the brush?

Usually it is chipped or mulched on site, which is often the cheapest option and leaves a ground cover. Logs can be stacked for firewood or hauled away. Hauling everything off costs more because of the volume.
